What cover do plumbers commonly use?

Most plumbers build their insurance from a few separate policies. These are the ones that come up most, and why they matter for this kind of work.

  • Public liability

    Cover that may apply when a failed joint floods a ceiling or a drain blockage damages a neighbour's property. It is the first thing builders and property managers ask to see.

  • Tools and equipment

    Pipe cameras, jetters, press tools, locators and benders are expensive to replace, and often live in the van overnight.

  • Commercial vehicles

    For vans and utes, including racking, fit-out and towing.

  • Contract works

    Larger commercial and multi-residential projects may require you to insure your part of the works and materials on site.

  • Personal accident and illness

    Sole traders and working directors are usually not covered by workers compensation for their own injuries.

When it gets harder

When does insurance get more complicated for plumbers?

A plumber doing maintenance, hot water and bathroom renovations is usually simple to insure. It gets more involved as jobs get bigger, the sites get more sensitive, or the work involves heat, gas or digging.

  1. Hospitals and medical gas

    Medical gas, aged care and hospital work is specialised. A fault can affect patients and critical systems, so principals often ask for higher limits and some insurers want specific details before they accept it.

  2. Larger commercial and multi-residential projects

    Head contracts on apartment and commercial projects often ask for $20 million liability, contract works cover and specific wording, such as the principal noted on the policy. A policy set up for residential work may not match.

  3. Hot work

    Brazing, soldering and torch-on work bring fire risk. Policies can have hot work conditions, such as fire extinguishers on hand and checks after work finishes, and a claim can be affected if they aren't followed.

  4. Underground services and excavation

    Drainage and civil plumbing involve digging near cables, gas mains and other pipes. Damage to underground services can be expensive and some policies apply a higher excess or a sub-limit to it.

  5. Gasfitting

    Gas work carries explosion and fire risk. It usually needs to be declared, and some insurers price it separately from general plumbing.

Do plumbers need public liability insurance?

In practice, yes for most plumbers. Builders, property managers, strata and commercial clients usually require it before you start, and requirements in some states and licensing arrangements reference it. Check your state plumbing regulator and your contracts for specifics.

How much public liability do plumbers usually carry?

$10 million and $20 million are the most common limits. Residential work sometimes uses $5 million, while commercial builders and large projects often ask for $20 million.

Does public liability cover water damage caused by my plumbing?

Generally it covers damage to other people's property caused by your work, such as a flooded ceiling. It usually doesn't cover the cost of fixing your own work, and some policies have conditions or sub-limits for gradual leaks.

Is medical gas work covered under a standard plumbing policy?

Not always. Medical gas and hospital work are specialised, and some insurers exclude them or need them declared separately. Confirm with the insurer before taking on that work.
